Also a couple of really informative Podcasts

GREAT Podcast "Naked Notes Podcast" (Season 1 will help clear up what a "note" is) This group does sell both performing and non-performing notes but I am not suggesting you purchase any notes from this group.  Most notes sold here are on the lower end.  They have a meetup every 1st Saturday of each month open for all to join.   

I also recently ran across another guy named Scott Carson out of Austin Texas.  His Podcast is "The Note Closers" and it is also very informative.  I'm not sure if he sells notes. 

Just keep in mind that you are buying the paper which turns you into the bank.  You hold the borrower's note to the asset.  THE BIGGEST THING IN THIS AREA IS DUE DILIGENCE.

It's a great space to be in IF you are thorough with due diligence.  Some notes are very high risk so I suggest you get as much training as possible.  Podcasts are out there and waiting for you.  Check out Note Assistance Program, NAP Nation (Naked Notes Podcast).  Also lots of great info on the biggerpockets website.

Love the Note space!!!  No maintenance, no tenants just borrowers.  No emotional attachment so if the borrower stops paying, either restructure the note, rehab or sell as is.  The biggest advantage for me is that there are so many exit strategies.

Vince, I purchased here last year and went with Texas Windstorm Insurance Association (Jeffery Tallas) ask for Cheryl at (713) 271-2000.

For contractors in this area, the same goes for everywhere.  You may get a good crew but they tend to follow the shiny object.  If there is a job paying more they will leave you before you know it so try your best to get someone local.  The Nextdoor app refers to different services so they may be a good source.  Remember this is an island and not all contractors are willing to drive down, especially if they are in the Houston area (50minutes) away with no traffic.

@NaTarrio Jones another audience you may want to entertain for 3-6 month short term renting are traveling nurses and research students with UTMB on the island.  If you can target your advertising toward those groups, you may do well in the "winter" months.  I say that because demand sometimes reduces after school starts although this year and next may change due to the fact that restrictions are being lifted regarding Covid. Congratulations on your closing!

James, I live on the island while rehabbing a rental.  I can't speak for myself but my sister has a vacation rental here and she added baskets with beach towels, inexpensive flip flops, and children's toys/board games. I thought that was a unique touch since your guests will most likely be visiting the beach.  Also, an outside faucet with a hose would be helpful for rinsing off the sand before going inside.
