Eric Bilderback If you what to raise the rents with one increase, one possibility is to agree to do some minor, inexpensive, cosmetic upgrades for the tenant. An IKEA countertop is only 60$, but if you install new countertops the tenant may feel like the increase is warranted. Greg S. I agree that you must separate emotion to make the best decision for your business. At the same time, if you are treating your rentals like a business then ultimately the tenants are your customers. Hi All ,

I'm a new member from Ottawa, Canada. I got into REI last year by way of house hacking while at university in the east coast (you won't find better cap rates in Canada!).

I've since grown my rental portfolio and am just starting the process on my first infill development deal (free land!).

I'd love to meet and learn from any like minded pros, especially in the Ottawa area. I'd be glad to share any wanted details on my deals!
