That is a lot of people to be managing a flip. If everyone is going to be a general partner communication would have to be very effective. It is very doable and it never hurts going through a learning experience with others. That said if y'all have experience in rehabbing homes this then would be come more doable starting out. You could enter into the game with SFH home at relatively low price point are. Yes that does reduce profit but it mitigates risk. Your boyfriend would be correct in need that large unit to cover the desired compensation. You are competing with very experience investors. Whom have large networks and have built relationship. If you are serious about partnering with your partners you will need to look in the long term. Building networks to make your rehab more effective and efficient.


As an Agent that helps investor find deals the biggest difference between new investor an experienced investors is that the experience is kinds the profit in the volume. If you have a large team your profit will have to come from the volume of homes that you flip.    

I'm looking to connect with General Contractor, Property managers, Structural Engineers, any contractors in the rehab space. Currently looking to build long-term relationship as I have investor looking to invest but lack the network to be successful.

I have recently started working for an Acquisition Company that helps investor find deals. While I have had success so far, I'm really looking to make myself more valuable in to my investors. Outside of solely providing them with the properties and knowledge from my experiences, how do you as an agent make yourself more valuable to you investor. 

I know that mortgages are often times packaged and sold in bundles to larger banks. Given large Financial Institutions buying real-estate it vast quantities. What are the system that they use to acquire the property. Particularly, in the residential market, Is there intermediates packaging these homes to sale to the Banks like the mortgage market?

I was looking to go to more in person meet ups to connect with investors. I work for an investment brokerage firm that helps investors find deals. Most of the work since Covid has been done though online mediums. As an agent, I'm way more effective in-person. What are some events that you would suggest going to in the area?

I work for a real-estate acquisition firm and looking at our inventory trends I continually noticed that 3/1 sit far longer than 3/2 in our inventory. Given that property still has plenty equity to be gained. Why is that investor shy aways from 3/1's?

Investors that buy homes with the intention of placing a section 8 tenant. How does analysis on delas differ from your non section 8 deals? What would you suggest to an investor buying homes with that intention?

I'm growing my portfolio, and I have discovered finding competitive deals on homes can be difficult. Where should I be looking to find deals? What mediums do you suggest for finding those deals in order to efficiently build my network and portfolio?
