Hello,

Need some info on Duncanville overall; how the area is trending.  

I have an off market offer to buy a townhome maybe 15% below market in Duncanville.  South of 20, West of 67 near North main st.

Is currently rented for $1000, 3 BR 2 Ba. Not much money to make at this number,  but possible opportunity to increase rates to $1150 or so.  Does that area support rentals in $1200 range? Average household income seems to be on the lower side in Duncanville. 

Any insight will be appreciated.

Talking about $25 or so. Just a little something to say I care about my tenants. 

@AaronMazzrillo, these are tenants paying $2k a month. So even if I can't expense it, I would like to do it.

Learnt so much from this community. thank you one and all. 

I have bought 3 SFH in dallas area in last 1 year. come Christmas I am thinking about sending gift cards to all my tenants. can I charge this as tax deductible?
