That's very high. Try window world if its in your area. About $400-450 a window including install.

I just did 20 windows for about $10k in DFW area.

@Tim Cao why sell if you are not going to get any cash left at close? You already have pulled out what you put in it and more. Let it ride out for infinite returns.

@Mario Fernandez there are pros and cons to OOS. But know that if you have to fly there for whatever reason it's going to wipe out your cash flow for the year. And be ready for it.

Maybe look at syndication if you have $80k to invest. Mail box money with no hassles.

Depends on what is your goal. Do you want him to finish the job or are you worried about the lein? I personally would not let that fit in the house unsupervised.

Talk to the guy. Ask him if the job is complete. No contractor can say that it is complete with a straight face. He might hem and haw. Tell him he can come back and finish the job (and he pays for all additional materials) OR give you a "paid in full" receipt and you will give him another $100 to be gone forever. He will take that $100.

I have worked with a couple of temporary housing companies and they were legit. They will not pay you unless you fill appropriate paperwork for them to issue you tax documents.

You can actually call the insurance company and ask them if the stated company is the company they are working with to get their customer placed in a house.

I have not done that but worth a try. Check on BBB and look at Google reviews as well.

Vetting a GP is not easy but if you go through a trusted capital raise person then that helps. The person raising the capital will do his/her due diligence. One bad raise and they will not raise anything significant in the future.

@Ethan Hanes Not buying more properties when I started. I bought a few and then W2 job got crazy so started investing in syndication. That has a place in the portfolio but wish had ploughed that money in SFR or small multis.

@Ashlee Andrews If first property then just use a spreadsheet. Income in one column and outgoing in the other. I have used for many years and no complaints!

@Wesley Myers I use YouTube TV with a Smart Sony TV. However my rental is not really a STR. More of a furnished MTR (min 30 days).
