Hi there,
I am looking for some advice on buying multifamily property in texas.
1:) what are the tax implications?
2:) If I am buying the property from the wholesaler then how can I put the contingency for the inspection before buying or signing the contract?
3:) If I am getting the loan on the ARV value then how do I project the ARV ? (Should I hire the appraiser? or reply on the lender?)
In the Houston, TX area I am looking for a good property manager.

She has managed the 4 bed, 2 bath, sleeps 12 kind of house, and those properties are far harder to manage and typically suffer more frequent repairs, because you have more budget-oriented, party types reserving your property.
In Phoenix, she requires her houses to have a pool. It is hot, and people want it.
Areas my friend hosts: Downtown area (Corona, Good Samaritan), Prescott, Scottsdale, Biltmore Area, Cottonwood. Most of her listings are in Scottsdale. She also turns down management requests if the house is not able to be made unique, offer something special, owners are not willing to invest to create a high-end experience (i.e. she dictates the sheets, toilet paper, etc for her listings, since it is her reviews at stake).

Yes I think that too. Last year STR was hot in demand in Scottsdale area according to AirBNB report. But looking for more details and suggestions.

Hello experts,
We are looking for buying rental properties in phoenix around area. We are looking into condos, multifamily or SFH. We have these questions.
- Which of the phoenix valley is good for STR. (We aware that in the summer months business will be slow?)
- Which area properties will be good for less occupancy?
- Which area of the valley would be good for good cash flow?
- In gilbert area SFH is good for STR or Traditional renting?
Looking for an expert opinions and suggestions. Is anyone doing apartment syndication ? We dont have millions to offer but we would like to learn more.

Thanks @Kevin Moules: When you say 4 airbnb homes meaning that entire homes available through Airbnb rental? Does HOA will be problem ? I heard that there are some communities which are raising concern over short term rentals.

Anything Ben says is pretty much gold, in my humble opinion. As a randomly look for a possible new primary residence I try to see if there is an additional dwelling I could use as a short term rental.

Thanks for the input. In that case If I have to consider single family home vs condo. which one is better in terms of rental/house hacking? My point is for initial starting which one will be better option? I am looking for positive cashflow and long term investment. Also less vacancy rate. (This may be depend on the area) But I want to know statics which I can apply for my investment keeping in mind these criteria.
@Kris L. is right - there are few MF on the market, and it's hard to make them cash flow. A similar option that works well here in Phoenix is to get a house with a casita/in law suite/etc. This functions like a duplex (as you are living in the main house and renting out the additional unit). The numbers often work better though.
