@James Wise  Are you one of that 33% ?  If so, How many units do you have? What markets are you in?

anyone have any experience using bench.co ?

Would they be good to work with for managing keeping the books on units and keeping track of overhead?

If your parents are forcing you to go to college and you are not ready to take them up on their alternative of moving out, try switching your major to something to do with real estate. Also you can look into wholesaling real estate, you dont need much money or credit to do that.

@Brandon Turner you will be proud! Ive been motivated by the webinars you give and went online and found a 8 plex for $229,000.

Id like to purchase this! It will be my very first deal!!!

A down payment of 20% of 229,000 is $45,800

I should soon have $16,000 to my name... How should I go about getting financed for the other $29,800? Would you go the hard money route? what would you do in my situation?

Good question! I am interested in knowing the answer too!

Not to rain on your parade but I was told once properties are on the mls, they already have been picked over by other investors!  

How does one get the first choice at the properties prior to them getting to the mls... is something I'd like to know!
