To answer @Shawn Thom 's question, if you Google it you can find the solution for your particular cell phone. For the IPhone, there are programs like "SMS Export" that let you export the SMS messages to your computer, so that you can keep the date/time information. Then you can print them.

I think the benefits of texting, like leaving a clear record of who said what, are really offset by the natural tendency to interpret texts and emails negatively, and how that affects landlord-tenant relationships. Testy exchanges or misinterpretations are much more likely in a texting exchange than one on the phone or in person. And a great many problems result when rapport and trust break down.

Great speech but my tenants all seem to like texting better so I have been caught in the wave and unable to swim against the tide.

Yes that's it. I think there is no physical reason you couldn't do it on a smaller building, it's just a function of economics and whether it's worth it.

@Larry Smet and @Brie Schmidt and @Jonathan Pliszka we have talked to our contractor about separate water metering and he says you can do it, even if there is only one line going into a multi-unit house. It's easiest to do it at rehab time. You have to work it out with the City to do it that way. Haven't done it myself yet but if you have other questions send me a PM and I can ask my contractor more about it.
