It's definitely possible. Try using the BP calculator to see how much it does. I would also add 5-10% Cap ex on top of it if it's an older building because if it needs repairs that expense with trickle down to the tenants.

My main question would be at what time would he move out. You can certainly have an owner in the property while you control the deal but I wouldn't give him any money until he physically moved out. You could put a lock box in the front so your inspectors could come and go also.

Yes you can. I believe its just the regular documents too. If you really want to make sure they don't know what your making you can do a double close,which will be a little more work.

I thought roofs had a shelf life of 25-30 years. Hopefully that's the only thing the seller has lied about."When it rains it pours". 1600 feet probably around $8-$11,500 to replace. I'd get him down to $104,000 to be safe.

I don't like playing the speculation game. For me that's too risky. If I did though I'd guess that properties in the sweet spot (not to close to the rail not too far) may get a decent amount of appreciation but to double? I don't know about that. I know analyst that have said Oahu should continue to go up for another decade so now is the time to buy. Nice topic Manly!
