Post: Replacing ice maker with shelves in refrigerator - any tips?

I have a rental with an ice maker that doesn’t work. The tenant is fine with this, but has asked if I can replace the bulky ice maker with a shelf to give them more usable fridge space. They’re a good tenant and I’d like to do it for them. I’m not having a lot of success googling a replacement part that isn’t a new ice maker for the Jenn-Air fridge. Anyone converted successfully from ice maker to shelves? Any tips? Thanks!

You all are terrific! The faux drawer item looks to be the exact size I need. Ordered! I also had Gorilla Glue as a backup, but getting this part will make any future sink maintenance easier. Thanks everyone!

Hey there- I am getting rental #2 ready for showing and as I went to re-install this piece of the bathroom vanity, I noticed that one of the two plastic items that secures it in place is damaged. I've been googling "vanity plate clip" and "vanity plate securement device" and all sorts of other terms, but I don't know what this is called. Anyone know the right term, or whether I'm going to likely find a replacement at HD/Lowes?

Greetings BP community- thanks for everyone's contributions. I've learned so much here, I've just closed my *SECOND* deal and am preparing to rent it out!

Here's my question. I have a handyman making several minor improvements and fixes to the unit. One of the items the inspector said to explore was the stove- it has a microwave above that was blowing air off the stove into the middle of the room, instead of up into the wall and out of the unit. The inspector suggested we try to make that adjustment if possible. There is a vertical shaft above the stove in the cabinets that goes up, but then hits a piece of sheetrock. It's not clear if this has ever been vented to the outside or not. Outside on the wall, there *IS* a set of louvers that I shined a light into, where I see a duct. One of the wrinkles with this complex is that its builder went bankrupt during construction 25-30 years ago, and so some of the finishing up was done haphazardly. It would not be surprising to find out that a venting system was started, but not finished. However, it's not apparent that there *IS* anything more in the walls than that piece of ductwork by the louvers. 

Here is my dilemma:

1. This unit was in use before with no problems. While ideally the stove would be vented to the outside, I was hoping to turn this unit very quickly (purchased 12/20 would like to be advertising by 12/30) and I'm concerned that with trying to get contractors in, figure out what's going on, and getting it corrected, especially in this holiday period, is going to add 2-4 weeks and I'm in a college town. I still have a shot to get a spring semester renter but if I'm not on the market until late January I might struggle to fill the unit until April/May.

2. Another theory I have pondered is that there *WAS* a connection to the louvers to vent from the stove but something about it became problematic. Critters? Who knows?

3. This is a townhouse. If I go exploring in the walls and something in my neighbor's unit is the issue, the coordination could take longer with perhaps no promise of resolution.

4. On the other hand, my inspector, who does good work, said that if I get a renter who does a lot of a certain type of cooking like stir-fry, not having the vent could become an issue over time. 

What's your take- would you try to open the wall and establish a fully working vent? If so, my gut tells me this is something like a $1500-$3000 job. Anybody done something like this?

All researched opinions, hot takes, and personal experiences welcome. Some photos of the view through the louvers, the view up the area where the microwave was removed, and a pic of the kitchen with the one place I think there could possibly be a vent put in if one is missing.

Thanks for the reply! I'm thinking more about the venting of the stove/range than the microwave. I'm hoping the scenario we'll find when we take the microwave down is the one you describe, but if not, I'm trying to get a handle on what it might cost to run the venting outside. The space above the range/microwave looks weird and it may not have a vent in it.

Greetings all- after 6 months of a well-performing lease on my first deal, I have my second deal under contract! Overall, the inspection shows the place is in pretty good shape with mostly cosmetic fixes.

The inspector did notice that the microwave installed over the stove/range vents not up into what looks like a vent system above the microwave, but out into the room just above the microwave door. He recommended I get someone who can remove the microwave, adjust the vent to go back up, and if need be, build or repair a venting structure to the outside wall about ten feet away. 

This is on the interior wall of a townhome, so the vent needs to run to the rear wall, and then outside. 

Has anyone done anything like this in a townhouse? Any advice? If so, what did it cost? Thanks!

@Lucas Hall- this is a very helpful perspective, thanks! My cash flow and reserves are set up so that I can wait at least 12 calendar days for the money to hit my account without a problem. I can completely see how getting a transaction initiated is the same as getting a check in hand that I have yet to deposit physically at the bank. 

Great idea on the automatic recurring payments being in the lease! I just edited my rules and regulations so that the next tenant lease will include this feature.

Hey there - got my first unit rented, using Cozy.co to connect rent. I collected first month's rent via chasier's check. Rent is due May 13th, and yesterday I got an email saying the tenants had not scheduled a payment yet. They are listed as "ready to pay" in the web interface at Cozy's website.

The 13th falls on a Sunday this month. If they don't set up a payment by close of business on Friday the 11th, will they be unable to pay until Monday the 14th? 

Can they set up a payment on Saturday or even Sunday for ACH and still be in the system as paying on the 13th?

I'm trying to gauge 1. how worried should I be and 2. if I should warn them that it's important to schedule a payment before Saturday in order not to be late.

Any advice, veteran cozy users? For what it's worth, these tenants have been super on-the-ball up to now about everything and I did a deep due diligence check and got nothing but rave character reviews and financial history.

We're almost done closing on the refinance of our home from a 2-Year ARM to a 30-year fixed at 3.875%. We have lived in the home for 9 years and have about $90,000 in equity on a value of $340,000 or so.

As we have been doing this, we realize we like our home but it is far from perfect. I have just rented out our first income property to solid tenants, and feel like I could rent ours as well.

Is there any statute of limitations on how long we need to live in the house under the refinanced loan before we could rent it out? Or does our 9-year tenure living in the home (under the 2-Year ARM) allow us to rent whenever we please?

Greetings all- I'm renting properties in an area where there is an increasing number of highly educated immigrants seeking rentals near our major universities. I was approached last week by a nice young couple from Latin America who are getting advanced degrees. They give off all the right "good tenant" vibes but I realize I don't know how to do a background check on people who don't have a US social security number.

Any tips?
