Hello BiggerPockets community,

Very interesting about getting your real estate license before actually purchasing your first investment property. I hadn't thought about that, but I'll probably look into it after moving out of California.

@Brieer Doggett I obviously don’t know your situation, but I have student loan debt & am choosing to invest in real estate first. The only reason I’ve chosen to do it that way is because it’s on track to be forgiven in about 7 years. If I just had the regular student loan debt that gets forgiven in 20 years (I think that’s what the standard is), then I’d focus on paying it off before incurring more debt.

just want to share my experience with vinyl. When I was a renter in grad school, my apartment had vinyl & I loved it. It was easy to clean & one of my friends dropped a bottle of wine on it & it didn’t even dent. I now have some in my own home (used the Pergo brand) & it stands up to two dogs & heavy furniture without any issues. I have engineered hardwood planks in some areas of my own house & if I was doing it again I’d do the pergo instead for sure. Just my 2 cents of experience actually living with it.
