No luck with attorneys in Venice, FL.  I am very happy to pay experts for their expertise.  Have not found one who will phone me back, will keep on trying.  It's just tough when they are promising to move on the 15th, I know any Judge will give them until then.  No judge will force a family to move earlier that the family wants to, no matter the agreement.  "hold over" is a new term for me.
Thank you so much for your wisdom, I really appreciate it, I feel like it's tough to explain, but you understand.

 I strongly suggest you have an attorney handle this if you don't know the processes. If you do something wrong, that could negate everything and you have to start all over again. Where is property located? 

p.s.--if their lease has expired you would not evict for non-payment but rather holding over....and this is why you need someone experienced to get it done RIGHT AND LEGAL the first time.

Just write that as the complaint?  Have only ever evicted on non-payment, so I am cautious.

I have offered them money to move.  Maybe I should name an amount of money.  The new tenants are wonderful and I don't want them jerked around.

It's in Florida and I am definitely charging double rent, now do you do that?
I gave them the termination notice back in early September - can't I start the legal action on this?

I terminated lease, tenants confirmed they were moving on time, then backtracked and demanded 2 more weeks.  

I only care because I have new tenants waiting in the wings, already background checked and prepaid.

Now what?

I regret the hundreds of thousands that my partner and I have invested into paid mentors.  Our best mentors were not paid.  In fact, I firmly believe now looking back that paying mentors slowed us down, sent us in multiple directions and wasted time, money and energy.  

I recommend Bigger Pockets to every investor who attends the investor groups that I lead.  Hope this was helpful.

 Very good advice, I know that I want to turn over all tenants, in order to raise rents to market level.  Most have been there for 10 years, so it feels harsh to just jump the rent, even though it's legal in Florida.

How would you word a letter to a tenant who is using a screened room as a storage room?

Experiencing tenant with clutter in lanai stacked floor to ceiling seen from the street.

Since I have many tenants, I feel like I should make it a letter that everyone receives and include all current complaints that I have (all were covered in lease - but previous management was lax) plus I want to charge for infractions monthly because all units are severely under-rented:

1. clutter seen from street $150

2. uninsured, unlicensed vehicles stored on property $150

3. pet not on lease $150

4. cigarettes on ground within 30 feet of door $150

5. not replacing filter $50 (send monthly photos as proof)

6. not maintaining property $200

Tips for me?

Have contemplated a similar set up here, because I live in an extremely high rent area (AirBnBing neighbours earn $1000/night for a 2/2).  

As much I enjoy relationship building with my long term tenants, and short term can be interesting; I don't feel comfortable inviting strangers onto my property.  I appreciate that I can afford the privacy and secluded nature of my home and have a safe place to tune out a bit where I am not having to be "on".  

I am interested to follow your progress.
