For anyone who doesnt know a Short Sale property involves buying a property that is being sold for less than the outstanding mortgage balance. This type of investment can offer an opportunity for investors to purchase properties at a discounted price and potentially make a profit.

What are your thoughts and experiences on a short sale? Worth it?

If you Invest across different parts of the country, How do you typically get comfortable with a new market?

Would you say a real estate investor prefers spewing straight cold numbers and statistics OR maybe prefers a little story about the property first? What is the right way to present a deal to an investor? Marketers always say the best way to sell anything is with a story. Right? 

As an Investor and Real Estate agent myself, I have always been drawn to this method.

The Basic Structure of a property being introduced to a client:

1) Story of the property.

2) Background of the deal.

3) Merits of the deal.

4) Actual Numbers.

Single-family residence buy & hold investment in Gonzalez.

Purchase price: $210,000
Cash invested: $50,000
Sale price: $360,000

This Property was bought as a primary while we had other projects going. We planned to buy/hold/ and fix up over time. We sold when the market was at its best for a nice return on investment.
