We were prepared to put on a fire escape, but not so much the sprinkler system & those types of additions required by the city for a commercial building. I'll contact the code enforcement officer in our area in order to find out specifics. Appreciate the help! 

Hi all, we've just recently purchased our first multi family home last Thursday. We've moved into the smaller unit to rehab & househack until we can get into the upper unit to do some upgrading in September of 2018. The property is zoned as a triplex but functions as a duplex. The utilities are separated into threes & there are three entrances along with a partially done kitchen on the second floor (for the "third" unit). Everything is set for a triplex, but current tenants occupy the "first, second & third floors" but after speaking with the previous owners they didn't convert it into a tri because the city of Pittsburgh considers a triplex a "commercial" building. I was under the impression that anything below a fourplex was residential? Looking for suggestions! Who do I call to see about converting it back to the triplex?

@Austin Mudd, congrats on your first purchase- the view is incredible! We've just recently put an offer in (waiting to come to an agreement, so fingers crossed everything goes through!) in the munhall area of pittsburgh. We're also re-doing some of the flooring, kitchen, etc. Due to my lack of experience I unfortunately don't have a ton of advice for you, but we plan to work with the same vinyl click-lock flooring you were considering. I do have a question, who did you get your 203K loan through in the Pittsburgh area? We considered doing it for this property, but I've heard its such a drawn out process & we didn't want to deal with that on our first purchase but sometime in the future I think it's an incredible opportunity & plan to take advantage on a future purchase. How has your experience been?

I'm looking for opinions on the rental market in a specific part of Pittsburgh. Is anyone familiar with the Munhall/Lincoln Place section of the city? The numbers make sense on the property I'm looking at, but I'm somewhat concerned about the location. I know it isn't necessarily a "bad" area with high crime rates, but I worry that more people are purchasing homes there rather than renting. Thoughts for a first time purchaser would be greatly appreciated!

Hi Alex! I'm also a newbie in the Pittsburgh area. My boyfriend & I are currently looking to househack in the area as a way to get started in the real estate investing game. We've been looking at properties since the beginning of the year. I plan to attend the next reia meet up in Pittsburgh & am looking to make connections (i.e. Soak up as much knowledge & ideas as I possibly can). Would love to chat & share information!
