You got this!! If you ever want to make any calls together, I'm happy to join forces and learn from each other.

I'd like to take a look at it if you don't mind. Can we talk?

Following and commenting because I didn't know this was a thing

@Kevin Sobilo my current broker knows I wholesale and he's cool with it because I'm the one hunting this business and generating my own leads. I haven't talked to my broker about novations just yet but I will. Thank you for your input. I'll most definitely look into "net listings". I'd love to help my broker make some profit as well.

When trying to work out a novation contract how do you bypass a real estate broker. Obviously a real estate broker is gonna want their agent to get a listing agreement But from what I understand with novations, I use a typical purchase and sale agreement and have a novation contract in place and what allows me to list the property is an attorney in fact. Any tips on this? I Don't want to piss off my real estate broker.

Not a fan. Poor quality

Dear seasoned investors. I'm a 29 yr old saving up for my first property and am torm on where to start. My dad has flipped and built houses before. I don't care how "difficult" things are I find a way to persevere and have a good network and support system. I've wholesaled SFH for the last two years. Which of these would you all suggest I dive into if my priority is to grow a portfolio, retire early and build cashflow?
Quadplex, build a home and live in it to cash out in 2 years tax free, rinse and repeat or get into multi family?

Again, I don't care about the challenges, I will overcome them. My ultimate goal is to build cashflow and give back to my community one way or another.

Post this in the classifieds section. It will probably get flagged and taken down here

Hi everyone, I've been involved in investment real estate and am transitioning into raising capital for real estate funds. Does anyone have any tips for finding accredited investors?
