Jeff, 6 month Minimum typically we can structure with or without points and drop the IR for No minimum.

We do, we have a long term program, we offer ARMS: 3/1 5/1 7/1 10/1 30 year Fixed If you have a good FICO score on a Single Family its in the low 6's adjustments are made depending on if its a cashout/rate term etc! Would love to talk to you Joel, shoot me a message or i can call you boss.
