Hi all,

We are a new group looking into different Texas markets and are wondering if anyone can offer any opinions on Commerce, Tx. It's a small town with a college that has recently entered D1 status and looks intriguing for a possible futures play. We are thinking it's a good area to get our feet wet buying and holding a lot until we are able to build or sell. Any information or tips are welcome! TIA!

I am also eyeing Abilene as a potential first investment market. Any tips on areas to avoid and/or target? Has the market there provided good cashflow?
