I have spoken to two lenders this week and interest rates are so high compared to even a couple of months ago. In October I refinanced for 3.125 on a rental, in February I got a rate of 4.125 on a rental and now I’m being quoted 6% with $12,300 for the discount points! Ouch! This is crazy. My lender said it is because the fed is doing a sell off of securities and it is causing an increase of 60-70 basis points per day.

Anyone else seeing this? It seems like no one is talking about this?

Have to spoke to a realtor in your area? They could probably give you the best idea of how many offers you may have to make.

I just made 3 offers and got the third one for asking price before it even hit the MLS because my realtor is a rock star. I was mentally prepared to make 10+ offers because every seller gets multiple offers.

My goal is to buy 2 properties this year. One in the first quarter and one in the third. Already put in 2 offers this week (didn’t win either) and going for the third offer on Wednesday. Inventory is low but I’m mentally prepared to keep making offers!

For the third quarter I’m on a wait list with a turn key company in TN. I’ll need to save up for the down payment after acquiring one rental now, so my goal is to set aside money each month specifically for that.

Cheer to everyone making big moves. Can’t wait to reach that level!

Hi Troy! I’m also a doctor, about 3 years out of residency. It’s possible to get what you want. I’m in the process of buying my second rental to achieve the same thing you want.

Have you thought about doing locums or setting up a S-Corp and doing independent contractor work which would give you more control of your time?

I don’t have an S Corp but I found a job where I am on call 5x/yr (one text in 3 years!) and it is 36 pt/hours a week and a set salary(no RVU’s). Might be worth while looking for a different job if your job owns you.

Cleared vacant lots not on the water in the areas my partner who lives down there felt were ok were about 15-30k. Goes up significantly if on the water.

That looks amazing!

I’ve been thinking of doing a similar thing in FL with a friend. He actually converts containers into offices etc for a large company so I have the crew to get it done, just wondering if it would actually be profitable.
