Update.....I keep hearing a lot of negatives about the low-end student housing condo's. But, what if that's my most realistic entry point into this market? Ya gotta start somewhere, right? Any others who got started on the low end and worked their way up to more expensive properties? So for now, I'm setting aside the two cheap student rentals I was looking at and trying another strategy, which is to find a fixer-upper for about $90k, which would be a 3-4 BR in a more suburban area. Would be great to hear some experiences of others who were in the predicament at the beginning stages of investing! Whether to buy more cheap properties, or fewer more expensive properties?

@Daria B. thanks for the insight into the Gainesville market! I'd love to hear more about that because you seem very knowledgeable. Do you currently invest in Gainesville? I'd like to invest in Higher-end properties, but as a newbie with limited funds, I have to start somewhere! That's why I was considering some of these lower-end student communities with good cash flow, and then working my way up. On the other hand, I could also put a down payment on a nicer place right from the get-go but then I'd have 2 loans at once which seems riskier. Thanks again for your insight!

@Will Gaston I found your article very interesting because I'm a new investor thinking about doing the same thing in Gainesville, FL. The properties I'm looking at are on the lower end - lower priced but still close to campus. In your opinion is it a good idea to buy these older, lower priced student condos that might not be as fancy or expensive as the new luxury student housing that's being built all over? As a new investor my limited budget has me eyeing these older more run-down student communities. What are your thoughts on high end versus low end in student housing?

Hi everyone! I live in Miami but I'm actually interested in investing in Gainesville, FL, where potential properties seem to still be in my price range. That's also where my family is based who will be helping me out. My short term goal is to buy 2 condos in lower-end student communities that rent for around 800-900 per month. The ones I'm looking at are around 50-60k for a 2 br. I've been warned against buying these "bottom of the barrel" student condos, because of the hassle of dealing with students, so I'm also considering a more expensive suburban SFH for around 100k, which rent for about $1000-1200. I'm getting about $100k from a mortgage on my Miami apt. If you had 100k, what would you invest in in my scenario? Curious to hear any ideas and feedback!
I've already learned so much from the BP podcasts so I'm looking forward to learning more through the community forums!
