Newbie from Miami looking to buy 1st rental in Gainesville FL

Hi everyone! I live in Miami but I'm actually interested in investing in Gainesville, FL, where potential properties seem to still be in my price range. That's also where my family is based who will be helping me out. My short term goal is to buy 2 condos in lower-end student communities that rent for around 800-900 per month. The ones I'm looking at are around 50-60k for a 2 br. I've been warned against buying these "bottom of the barrel" student condos, because of the hassle of dealing with students, so I'm also considering a more expensive suburban SFH for around 100k, which rent for about $1000-1200. I'm getting about $100k from a mortgage on my Miami apt. If you had 100k, what would you invest in in my scenario? Curious to hear any ideas and feedback!

I've already learned so much from the BP podcasts so I'm looking forward to learning more through the community forums!
