@Dennis Weber I'd not heard of the option of purchasing non performing notes until joining BP. Can you expound?

Hi @John Underwood, thanks so much for your advise. The assignment list is 2-3 times longer than the most recent auction list. I know this is a question I can ask the county but, it's Sunday... :). Do you know if the county would have the same approach to negotiations as in an auction? Would the county accept a lower bid than the assignment price? If so, what's the one structural issue that would be a red flag in any of these deals, or would that be based on available finances and long term intentions?

Hi @John Underwood, the county in which I live has the properties available for assignment. The properties have several years of back taxes.

Hello All,  

I am a newbie with several questions. I have narrowed my investment interests to wholesaling, tax liens, and bank foreclosure auctions. In my learning, I understand the importance of focusing on "One Thing". I

I live in an area where the county has delinquent tax properties available for assignment. Does anyone have experience with this type of procurement? Is there a markedly different approach? What's the one thing I'd need to know about this method?
