@James Lowery I'm still learning the area. You  mentioned "almost all separated by landmarks and don’t typically change from block to block.' Would like to know more details about that. Thank you!

i would suggest to contact the case worker because the unit is not meet the requirement of HUD, it's not in a livable condition. let the case worker work for you.

@Aaron Hafer, I have a four plex property at Bryan, Could you please share your property manager contact and the contractors contact information with me? it's unlucky that the manager I'm work with now is not the one we want to keep. mostly because the communicate issue, too hard to be reached.

A lot of time the tenant will pay or move out when you serve the quit or pay notice, if she really cannot pay, maybe bribe with a moving truck rent to help her out, but she will only get the money after move.

How is the rent market in lawton, OK? is it fluctuate when the army move?

Jonathan, I bought your ebook a few years ago, and still learn tricks from it time to time. I probably have the old version, is it possible upgrade to the new version?

I already upgrade my QB software from 2004 version to 2014 version. Now I cannot open your sample file and template in the 2014 version QB. I emailed you a couple of times about the problem I have, but didn't get answer from you. Is it possible get the new version sample file and template?

Jim, I checked the paragraph 15 'Buyer may a) enforce specific performance....' what does that mean by 'specific performance' ? how can I have this purchase closed?

I'm buying a 4-plex at College Station , TX from seller directly.   We did the inspection, paid for the inspection(  because the seller asked tenants to give access to the inspector, first time one tenant fail to do so, the inspector have to go to that unit on the second trip, cause us $150 more for the inspection), and requested the seller provide lease, which should have information for the deposit tenant paid, the rent, etc. Title company is waiting for those number to prepare closing contract. Today is supposed the closing date,  but the seller just don't response to our request, what should we do now?

We are using the state standard real estate contract
