We have a similar experience for our rental in the Austin area. The AC was old (20+ years) and uses so much energy (the bill in the summer was over 600 bucks for a house that's 2200 sq ft). The home warranty company won't repair or replace it, so we ended up getting a new unit out of our own pocket and didn't renew home warranty after it expired (we did want to cancel it, but they made you jump through hoops to do that)

Asking for help on behalf of a fellow investor - she has multiple properties in the Las Vegas area. Recently she got into AC issues at one of the rentals. The home warranty company sent 3 contractors out but couldn't fix the AC. The tenant threatened to leave, so the owner ended up replacing the AC out of her own pocket.
She wants to sue the warranty company, but couldn't find the right lawyer. Anyone has a lawyer recommendation who has dealt with home warranty type before?

Thanks for the insight, Filipe! 150-200 emails sound like a lot! In the Seattle area, we have been getting about 30-50 in the first week and then the place is usually rented!

Another property manager charges every time they put someone in your home. They shouldn't double dip but again that depends on what your contract says. I did hear a podcast where a owner only using the company for placement and clearing. She manages her property after the lease is signed (through friends if I remember correctly).

So this might be a silly question, but if a property manager charges half month rent to find a renter, should they still charge the management fee (8% in our case) for that first month? What if the tenant placement fee is one month rent? TIA
