I had a deal go sour in Anaheim last month bc of the city STR ban. They gave STR owners 18 months to close up. I work with investors buying vacation homes because the returns are so great---moving out of Anaheim area now.....

I just messaged you.  I just sold a home to an investor that is set up as a vacation rental. He is getting over 9% cap rate. Which is unheard of for CA properties. The vacation rental property manager that he signed on using is:

Agreed with most above. Invest where you make the most, not where you live. If you have a good property management company- then they run the show for you and you can be an investor, not a landlord. There are a lot of good companies out there and hard working property managers. I have a few favorite cities right now in Alabama/Mississippi, St. Louis. Look for cities that have good rental history- typical in secondary markets. Just stay away from the major cities that the big hedge funds have already conquered and left the scraps. Those markets are too high already---- Atlanta, Dallas, LA, Phoenix, etc. You can still find good deals there, don't get me wrong--- but not easy pickings and you have to know what you are doing or be willing to search hard.

It is a pretty big trend right now for CA investors to buy out of state. Properties are #1.Cheaper- so you can buy more- quantity is the goal. #2. Higher returns (over 8% caps) #3. easier to finance on lower amounts, less money down. #4. Cheaper taxes!!!! It is a buy and hold strategy, as these homes don't appreciate quickly- but cash flow is the goal with these type of properties. Typical scenarios that I have been getting for my investors are properties for around $70-90k with rents for $800-950/m. Yearly taxes around $400-700/mo. More and more investors are grabbing up these properties. The largest hedge funds have been doing this for years and years. Be careful what areas you buy in, if the hedge funds are there buying, or the area is in the news as the "new investment hot spot" you're probably too late and the prices are going up and up. The key is to buy in areas where the "Big guys" aren't. Hope that helps. Contact me if you have any other questions. m
