Many attorneys don't know crap, and will practice/learn on your dollar.

Nathan G. is right. Get an attorney now!!!  You are in over your head. This is Seattle, and Seattle is not your friend. In Seattle you MUST offer a lease renewal unless you have "just cause" not to. What is your "just cause"? Your niece moving in? Then you have to serve notice, (with all the technicals) and do it properly, NOT by email.   Find a Seattle eviction attorney to do it, or you'll be chasing your tail.

Des Moines, not a fun place is it? I hate anybody telling me what to do. Especially if it doesn't concern safety. I like your property. You make a good return on a small investment. Congratulations!...Those repairs are not that expensive, I would just suck it up and do them. Mask off those shingles and spray paint them the proper color.(he he).  Paint the shed purple and yellow. Call him back and tell him you fixed the furnace, he can crawl under and see. 

I've never supplied a washer/dryer. Never a problem finding a renter. 

Location.

It can be the worst house in the world, but if the location is good I want it.

If your Airbnb complains about the noise, barking, whatever, give them notice.

I believe according to Fair Housing you have the right to question the doctor and verify that the "letter" is legit. Next lease renewal raise the rent as much as possible.
