@Solomon Morris thanks for the info yes I am out of state. Its funny because when I see a house for $10k-$20k it makes me think why aren't people buying these properties as fast as they can? I get it that they are in warzones. No risk no reward.

Rachel Moses your information is very helpful. As far as the other responses, I see we have people that can’t wait to be sarcastic or that just might be their personality. My question is have you bought in Baltimore or own properties there. And what are your experiences. Nothing more nothing less. 

Mark Cruse do you purchase properties in Baltimore? 

I have been looking up and down the east coast for good areas to invest in. After visiting Baltimore and going online researching the market I am starting to consider it for as a cash flow play. I like to buy properties $20k or less per unit. I have seen over 500 properties in that range. But before I invest please educate me with your experiences. What are average rents, are eviction laws catered toward owner or tenant? How is code enforcement, maintenance cost and can you find good labor for repairs. How does Baltimore, MD add up?

@Maxwell Fontaine no insurance issues I always kept enough coverage when I purchased.

@James Wise when I first started purchasing investment properties. I was everything that you said i should not be but it was my only way to get properties. I had no experience, not a lot of money. No background in managing properties. Except for when I was in college and I managed several developments for a few local developers. But what I did have is guts and a work ethic. I gave them my plan. I kept my payments manageable so I would not default.  I paid on time and then I paid them off once I turned the asset. So there is a way the owner would have to decide if they want to take the risk.

Investors when you purchase your properties. Do you ask the owner are they willing to owner finance. Have you ever owner financed a property. I am a investor and all most all of my deals were owner financed. Even when I was flipping, I purchased the properties from owners using owner financing. What are you experiences using owner financing.

@James Murphey when you go to an owner or an agent you have to create the terms. When I did my first deal, I made my offer sound great. I gave them what they wanted a clean offer. I got what I wanted a low monthly payment. you have to figure out what works for you and put that in your offer. 

@Peter Gill the property did pay for itself. it was 1.5 acres in the city limits so I charged companies with commercial vehicles $500 a month to store their vehicles on my lot. I also had a vending company using some warehouse space to store vending machines.
