Hello BP Members,

Need your help on this topic.

I've done deals before by myself, but never partnered on anything.

A potential deal(flip) split 50/50, but the realtor will be listing the house. I understand it is a professional license that he pay for and if we were to list the house with a third party agent, the full commission would be paid to that agent no questions asked.

My question is, is it fair to ask that part of the commission be split as well as part of our overall profit?

Thank you in advance for your input.

Hi @Eddy Ogbekhilu,

Not long after this original post the ALF was sold.  It was the only one we owned.

@Pedro Guir my wife was the primary person running it. After news of our family growing, we decided it was best to make a change.

Hi Mel. I’m sure every lender differ and you’ll get different responses. My personal experience, I was able to refinance a property I own in an LLC and get cash out. The bigger banks were harder to do it. A local credit union was more than happy to refinance but no cash out. I did find another smaller bank locally that did allow the refinance and cash out. So, my response would be to shop around and talk to different lenders. I talked to multiple banks before finding one who was willing to do that for me.

@Hannah How hard would it be for a tenant to find out that he’s the owner? And if/when that happen, how would you approach that situation? P.S. asking for a friend :-)

Hello BP members. I own a small residential ALF that I am interested in selling or leasing. A friend of mine suggest that I look for ALF operators who are interested in leasing those types of businesses, I’m just not sure where to start on that search. I appreciate any suggestions you guys can provide. Thank you in advance.
