Wayne Brooks my seller is facing foreclosure December 6th. They have accepted my 65% of ARV -repairs offer, but the realtor (who doesn't even have it listed anymore. I just saw his sign outside while door knocking so I respected the fact) is hammering me for a POF. I've gotten away with POF's from 40kflips and such, but never with realtors. They make that extra phone call
