Hi there and HAPPY NEW YEAR!!! I'm an investor in Virginia (Hampton Roads area), inventory is plentiful BUT the prices are a whopping 15-40K over actual worth due to what we call a sellers market. Any others in my market, or other markets dealing w/the same issues? What are you doing to overcome this obstacle? Also, if you're in the VA market I'd love to hear from you. Hi there! Anyone in the Hampton Roads area (Virginia) that has referrals for the following is a God send!

1. Tax preparer...I (like the most of you), am looking for a tax preparer that specializes in working w/investors. Preferably someone who has read Tax Free Wealth by T. Wheelwright but not a deal breaker if they haven't. 

2. Bookkeeper...this person is invaluable so any assistance here helps

3. Contractor...I know that I'm the only real estate investor that needs a quality contractor : )

Finally, if there are any real estate investors here in Virginia and would like to meet up and talk investment opportunities 1on1 or in a group session I'd be super interested.

@Kevin Sobilo This is brilliant! All the comps that's been pulled by realtor are w/in .5 mile radius w/comp bed/bath counts but they're all SFH's. So I think the use of appraiser will help big time. Thank you.
