@Terry B. with no activity for over 3 years I'd be cautious of this neighborhood. The price sounds a little high as well. 65% of $105k - rehab = $43k MAO.

Columbus is a strong market, however. With Cummins engine & the Military base nearby. Plus, it's close to the new Honda plant as well.

@Devon Chanthasensak - like mentioned above - networking is good. Interview several property managers to get their input and talk to some landlords.

I'd be glad to point you in the right direction, if you are looking at Indy Metro.

I did over 100 wholesale transactions last year. I'm also a landlord and broker as well.

This is a great market that you live near!

Without agent access to the MLS, you may have to rely on sites like Zillow & Realtor.com. Unfortunately, our MLS is nearly picked clean & it's definitely a sellers market. That's not to say that great opportunities aren't impossible to find. I always have access to several off-market and turn-key homes in good areas. Let me know when you're ready to move forward!

I'm originally from the Mitchell/Bedford area just south of you.

I looked at B-town as an area to invest in but found I can get much higher return here in Indy - not to say you can't find good opportunities in your back yard.

Here's a few more books I'd suggest to ready as soon as you can. I'd recommend starting off with Episode 77 podcast for your goal settings.

So it looks like your planning in sending about $750 letters/postcards per month?Do you have an answering service to handle the incoming calls? I made the mistake last year of doing a campaign thinking I could just call the prospective clients back when they left a message on my Google voice. I failed miserably and took up to over a week to call them back & I'm sure I lost several leads because of this.

My colleagues use PatLive Answering service to handle all the income leads live and they provide the operators with a script to use during the call. Then, they only get an email of the motivated sellers while the calling center filters out everything else. This has worked great for them. In addition, the answering service is very affordable.

I've found that contacting a list at least 3 times seems to work. I've read forums that suggest up to 7 contacts before abandoning the list.

Hopefully one campain will net more than one deal!

Let me know if you run across any sellers with proeprties in Central Indiana.

@Reuben Stewart welcome to the Hoosier State! I'd agree that Gary is an area that most investors shy away from.

I'd also agree with @Chris L. - I've learned [the hard way] that a "quick nickel" is better than a "slow dime" every time. If you can make a few bucks and gain some experience, I would dump the properties and move to the next project.
