I work with several out of Country investors and most like the Mid-West [including Memphis & St. Louis], Dallas, Kansas City and [of course] Indianapolis. Most of them still stay away from FL for various reasons. I'm not saying FL is good or bad but just pointing out what I've seen from my contacts.

I'm not a huge fan of internet data. I would suggest identifying a few key markets, like those I mentioned above, and then talking to people who have invested there and to the local experts to get a more up to date report of what's going on.

Can you move up your investment date from September? I've seen our local market change considerable [lower inventory] in the past 12 months. I would suggest moving forward sooner than later.

@Ryan Watson for HUD homes I ONLY use Hocker & Associates, they have been doing HUD closing for a long time and will get it to the table. I've tried a few others since the new Buyer Select Program went into effect with HUD. They all failed miserably. Talk to Karen Turner to get started - 317-578-1630

For everything else, I use Meridian Title like @Kerry Edwards mentioned. My contact there is Dan Bostick - 317.566.9520 Ext. 8459.

Again, I've tried several other companies with mediocre to horrible service. I do a lot of double [sometimes triple] closings and other creative deals. Meridian has never let me down.

I also used Tucker in Castleton [Indy] for my sales person & broker classes. Just keep in mind the classes are geared toward the retail world and don't really discuss [or want to discuss] our investing world.

Over the instructors did a good job prepping me for the tests.

I agree with @Brant Richardson , for that price you can easily pick up two nice SFH that will rent for $800+ in nicer areas.

I know several Brokers & Property Managers that will sell turn-key props that are occupied, have had recent rehabs and cash flowing nicely.

@Timothy Nelson the low taxes may be due to the fact they are quoting the current rate with owner occupants utilizing homestead & other tax credits. This happens a lot. The best thing is to go to the county website and look up the accessed value. As investors in Indiana, we pay 2% of that accessed value.

@Timothy Nelson those numbers look about right, except for the purchase price is on the higher side and the closing costs is very high [I'm sure this is a profit center for the seller].
If you are looking seriously at Indiana, let me know & I can point you the right direction.
