THanks for the input. Your comment about quality was one of much reasons for entertaining the thought of these other cabinets. 

thanks everyone for your responses. I am on the same page with you all I just need to get m husband there. Like I said before I even have a google voice number and my dear well meaning hubby is training my tenants in some super bad habits. Thanks for the reassurance that I've got the correct mindset. This business haas no room for failure for me so I need to keep learning and going forward.

I am a fairly new landlord. I have 4 tenants and I had set up a system where if the tenant calls they were to leave a message or text and I would respond within 24hrs. Since this was put into place 2 of my tenants have decided that when they call/text me that they immediately call/text my husbands number which they acquired while he was doing repairs. He has taken to answering them more promptly than myself therefore putting us at the mercy of my tenants. Example 1 this past weekend we were at a marriage retreat and the tenant called me twice in 5 minutes and then called my husband who answered in the middle of the conference. The tenant had misplaced his info for depositing the rent and wanted us to give it to him again. Emergency for tenants maybe but not my emergency. But it took away from our weekend away in a way. Example 2 tenants furnace is intermittently working. Calls me leave a message, no more than 5 minutes go by,I listen to the message and go to text the tenant a response that I would contact the furnace guy and my husband and someone would be out today to check it and would they need an eden pure heater to keep things warm for the day and as I’m typing the tenant texts me and says hubby has it all taken care of he’s coming out now to check on it. I call hubby and tell him he’s just ruined our 24hr call system and he says what do tenants do in an emergency and I feel like emergency...fire call 911, water main break call the town. Anything else can be handled within 24jrs. Let me know what some of you do. Thanks

How do I figure the going rate for a clean up.To get my foot in the door and my name out there, I've begun mowing lawns for wholesalers and landlords who need help in my area and Recently I was asked if I'd want to do a house clean up. I said yes but have no idea how to charge for this service. The job was for a 1200sqft house wash all windows, doors, walls, trim, floors, clean fridge and stove sweep garage and basement. I've got 8hrs in and anticipate another 4hes. What's the going rate or how do I figure this and where can I find info on how to clean this the most efficient way. I feel like although I did a great job and the gentleman is happy there are things I could've done to cut the time but enhance the quality. Thanks

Thanks christopher Phillips, that’s great concise info and I like the realtor info as well.   I’m just really mad at myself for letting it go this long before I put my foot down because I know time is money and my time in a job may not be in the long run the best action. I can’t let this job define me but learn from it and grow better. Thanks again

SO Im super embarrassed to even be here posting but I really need the help and advice. I bought a 3bdrm 1 bath raised ranch in july 2017 for 42k, I structured 25k for rehab and wanted to sell by september/octobet of 2017. ARV $125K-$130K

Now its march 2 2018 and Im afraid to even enter the house. the intent was to turn this house into a nice 4bdrm with dining room (from some 3 season room they had. My counter part who started out all fired up and seemed to be doing okay, over paid I think for certain jobs, like $45hr to reframe, he and his buddy painted (not complete) for $15hr, had the whole house sided instead of using what was there and the crew took us all summer. I paid a guy $1000 to remove trees and clean up the yard. replaced a sump pump (no receipt even after asking over and over.) Bought appliances for $1500 but the kitchen sits unfinished, the bathroom is gutted, a back room was cleaned up to make more living space but won't work well unless its insulated from the underside and its now yucky winter and Ill pay through the nose to have someone go under there. Ive said this house needs a second bath right from the start and have gotten nowhere(even the realtor said it needed one), the biggest problem I see in this scenario is that I really wanted and needed someone who has done many of these with the mindset of the investor/REIA to walk me through, not my dear hubby who although very talented in what he is capable of doing isn't very good at organization, timeliness, of follow through, therefore he has now quit on me and Im stuck trying to learn AND figure this out and not lose my shirt in the process.I had my realtor walk through the job with me and try and help refocus me but I really even need the financial piece played out at this point . Is there anyone who can help me save my first flip.

has anyone ever used unassembled cabinets vs stock cabinets from your local Lowes or Home Depot? Im not so sure the difference in price will warrant a savings when we have to assemble them all vs just buying them and then installing them but my counter part constantly is notorious for making MORE work for us than saving time effectively. Any thoughts?

Your best bet is to build relationships through your local meet up andthe local FREIA group also building a good relationship with a knowledgeable realtor who may  through time have connections with private lenders. These are ALL ways I actually got my three properties with low to no money down. It truly takes time and relationship/trust building good luck.
