You can search on the MLS the brokerages listings, solds, and pendings to find out their volume. You can also do a search on the MLS for brokerages in your city/zip to find the ones you might want to work at. I would then check out their websites and call or email them and ask them about training and such.

I have experienced this also.  I believe it is real, especially if it is bank owned because sometimes there is not a bidding war.  But who knows really.... and I am a realtor.

good for you George! Looks like you found a deal, I know you said the MLS was dry, was this on the MLS or did you find a wholesaler?

Not to stir the pot any more but just came across this in a HUD listing

"Buyer's agent shall have 48hrs to submit EMD to Listing Broker, in Cashiers Check or Money Order, payable to listing office."

But I agree you need to write what your EMD will be in your PA- 10% for cash offers.

Maybe this is a local thing in Michigan, but that seems like how it is done here.  I know he is equally frustrated with my lack of offers being accepted. 

Steve- I agree with this I have gotten two Fannie Mae's accepted with out presenting a physical check until after the offer is accepted, however it is written in the PA what the EMD will be, 10% for cash offers. From my experience I have gotten rejected because my offer was too low, got into multiple offer round and lost and the few that I did get I called the listing agent (I am a realtor) and talked with them because they can try to work it out with the asset manager.
