Thanks all, after all your inputs i have extended the tenant "Happy Clause" but she refuses to leave. I have no interest to continue to engage with her but at this point eviction looks like only option. I dont want to go through the pain of eviction
I am in the process of fixing the patio and have all the materials ordered but still she wants to with hold rent. I am very doubtful to hand over the repairs in the hands of the tenant.
For items that are health hazard i do make sure to repair in in 3 days or the earliest but for things like patio screen i want to chose what works best for me.

Hi All,
I own a rental property in Wellington managed by myself remotely from CA. I have been having a difficult time finding reasonable handyman in the area.
recently i had new tenant move in and she found some issues and listed they be fixed on the leasing agreement. I had a handy man come in and fix the issues but she kept on adding to the list . Finally the contractor gave up on me unable to bear the drama.
Tenant is a drama queen.Now the tenant withholds part of the rent and she says she will get it fixed since i am not getting things done on time.
Is this even legal to do so. Can i evict her on this basis?
Should i let her with hold rent .In long term i believe this is not good practice
The issue is Patio screens are torn and need repair and i was looking for a handyman who can do this.Are patio screens mandatory repair in Florida? what if my property didnt have patio screens.

Thanks Karl, i tried to find my own tenants by placing an ad in zillow but was never able to. i hardly got any calls. whats the best way to search for a tenant

Folks,
I had an agent place a tenant for me and charged me 8% of my yearly rent which is about 1 month's rent. Now tenant is creating a lot of trouble by blowing everything out of proportion and making it hard for me to work with her. Tenant wants to move out within one month of moving in .
In this case what responsibility does the Realtor hold. anything at all?

Folks, If the tenant decides to move out within one month of move in can the landlord charge a penalty fee. Reason i as is because i paid my realtor one month's rent to place the tenant and i have to pay him again and its a charade

Hey folks,
So i own a property in florida and had a tenant move in recently. Since she moved in she asked me for few repairs and i did those. And then it is more and more. None of these repairs are related to saftey . For eg she says ceiling above the garage has a crack . As a owner i decide if ceiling above my garage should be fixed or not. Then even before she paid me rent for 2nd month she comes to me and says house has all these problems so lower my rent by 800$. I have a feeling she is just trying to force me to lower the rent.
So my question is to what extent landlord is liable to repair.What point can some one go to court.

Tenant actually didnt ask me for reimbursement. He directly deducted it from the rent next month.Is it legal to just deduct the expenses from the month's rent?
If as a landlord i am supposed to provide alternate accomodation i will do it. But i put my best effort given the situation and even if it was my house i would do the same.

I had a situation where AC stopped working in one of my rental unit. The unit was 1 year old and broke unexpectedly. I contacted the company and they came out to look into the issue and said some parts were missing. The unit was new and hence under warranty, i could not call any other company because that would void my warranty for the life of the unit.
HVAC company ordered parts but because parts were out of stock we had to wait a bit and AC was fixed after 7 days.
Event reported:Monday
First Visit by HVAC company :Wednesday
Issue fixed: Next week Tuesday
Tenant moved into a hotel for those 8 days and now asking me to reimburse a bill of 1000$.
What is the landlord's responsibility. Is broken AC considered a emergency ? I believe the temperatures were 85 to 90 during the time.This was just before Hurricane Ian.
I didn't provide any written approval that they could stay in a hotel. I told them they could use some fans.
Also i made my best effort to fix the issue at the earliest.Pls advice
Lease mandates tenant have liability insurance but i believe tenant doesn't have renters insurance.

@Carolyn Francis Thank you for your reply. Very helpful, i did have insurance lined up on this. I would like to base investments on cash flow , however austin is hot right now and it is very hard to find properties that cash flow.Hopefully if rents catch up with prices i will cash flow.
