You started taking action soon as you discovered an issue. You have done everything you can do. You should not be paying for a hotel room but rather have them file a claim on their rental insurance. That will cover all of their belongings, food, ECT. I would not pay for any of their "demands". They would have to prove intentional neglect and negligence. Keep records of what all of your correspondence with the tenants. California might have some tighter laws on entry and privacy but your property manager should be well informed on them. The mold remediation company should be more than competent to handle the remediation. I would have your property management company inform them of the tenants concerns so they take extra care in their procedures

nonsense. An LLC does not give you any tax advantages as it is a passthrough entity. Why would you want to start building up depreciation on the property and increase your costs. Just doesn't make sense

I would not recommend purchasing that property. It is not a great area. I would not be scared to walk there at night, nor any area in the fox cities  but that location along with the Jefferson park area in Kenosha is about as bad as it get in the fox cities in my opinion. That area has a ton of rentals in the area and has a higher crime rate than most. 

There is not a ton out there for great multifamilies that I have seen lately. I have been watching for good 4 unit plus properties for a while. I have one 6 unit property and several duplexes and a couple single families, mostly in Appleton. If the numbers were great then it might be worth the trouble but the numbers just are not that great...

What ground do you have to stand on? Sounds like you agreed to sell the property for a certain price and now that the tenant want a to follow through you no longer want to because the price is lower than what you could get now. If the tenant had equitable interest and then invested in the property in which she wanted and had documented path to purchase then I do not see how you have a lot of options.

since no one else has mentioned it. You need a new PM. Sounds like the dryer issue was tenant caused. It should be hard piped and then no real issues. The tenant should have been charged for it. This is not a repair but rather an improvement request. The pet fee should already be in your pocket, fees are not deposits and do not get refunded.

I would issue the notice to pay or quit but explain that as long as she pays as agreed and then everything should be good. Communication is key.

Greg S., so you file a small claims case regardless, even when it does you no monetary benefit? That doesn't seem to be putting money about stress...

don't use bleach unless it is a nonporous surface which it almost certainly is not...

Now that the leak has been stopped you should be good. Without a food source (water) mold can no longer grow. I would make sure everything is dried out then clean the area with a Concrobium cleaner to kill any present mold and prevent future growth from latent spores. Then you should be good as far as mold goes.

refinishing the hardwood floors runs me about $2.50 - $3 a square ft so essentially the same price as decent carpet installed, especially considering the extra material. A 10x10 room will cost you 120+ sq ft of material. I find Hardwood floor refinishing to be the most cost effective solution by far. 

I will also disagree with the other Kyle. I do not like the glue down tiles as that will then adhere and attach to the wood floor underneath unless you put down an underlayment, popping a bunch of staples in your hard wood. I prefer the floating luxury vinyl plank, I even like the Allure with the stick tabs. I have not had any issues when following manufactures guidelines for install over quite a few years now at a number of properties.
