Would you know of any lenders that could lend on a LOC at around 75% LTV?

Thanks David. They are in an LLC.

I currently have 4 properties that I own free and clear. I would like to leverage these properties to be able to get a RLOC. The bank would get the first lien position to secure the real estate as collateral.

I am in the North Dallas area, but would love to hear if you all have some ideas of portfolio lenders or community banks who will give me a RLOC for X% of the LTV of these properties, with minimual fees. The combined value of these properties are around $600k.

Folks, don't get down about missing out on a deal. 

Always remember: Great real estate deals are like buses, if you miss one, there's always another one behind it!

Never ever try to force yourself to make the numbers work. Stay diligent and come up with a maximum allowable offer (MAO) and stick to it. :)

Can you all talk a bit about why you should use a series LLC vs. a land trust?

Hello All,

A few quick questions. I have a LLC under which I have 5 properties. In an effort to protect my investments, I have heard that putting my LLC into a family trust helps to secure your investments, by making adding another layer of complexity.

What do you all think about this? Are the better/easier ways to do this?
