Yes I'm doing assignments. The residential properties I sell are typically less than $20k; so I get both investor's and retail buyer's who have cash. I have come across investors who are not familiar with contract assignments.
I am hesitant to allow the buyer to choose the title company. I've done this in the past and there was a lot of confusion because the title company wasn't used to dealing with contract assignments. To ensure the deal closes efficiently I prefer to use mine.

Hello All,
I have been running into problems lately with potential buyer's questioning my ability to sell a property I don't own. I try to graciously tell the buyer that I control the property on paper and a professional title company will handle the transaction. I also encourage them to consult with an attorney if needed. This doesn't seem to be good enough for some. I refrain from getting into a detailed explanation of the wholesaling process for obvious reasons. I could show the buyer the contract I have with the owner but I am reluctant because it could be used for leverage when negotiating price.
I was hoping to get some suggestions on how to deal with this issue. What do you tell your buyers who question your legitimacy? Thank you!
