@Yvonne Ng I think a few guests have mentioned it on either the Real Estate or Rookie podcasts. I wrote down the websites somewhere that they mentioned but need to look for those notes as I don't have them handy. I'll send you a DM if I find them!

Yeah either Stockton or Lodi for my next property since I grew up in Lodi and still have family and friends there, and possibly work our way up to Sacramento soon. Lodi is smaller but has been growing a lot in the past few years!

@Yvonne Ng I would agree with both statements that you may be able to find a property here in Stockton with better cash flow compared to other parts of Northern California and that you may have even higher cash flow in AZ. It really comes down to what you’re comfortable with and your investment goals.

It can be hard to cash flow in CA in general, but employing the right strategy does not make it impossible. Student rentals can be a great strategy but I would also consider renting to traveling nurses as well since there are quite a bit of hospitals and medical offices here (Dameron, St Joseph’s, Kaiser, San Joaquin General Hospital).

The inventory is definitely low, especially for multi family in the area you're looking, while demand remains high with more and more people leaving the Bay Area and coming into the Central Valley. I actually live a couple blocks from UOP and own a single family with a 900 sqft detached ADU in the back, and I am planning on turning both units into rentals once I find another property later this year! Well the ADU already is a rental, but that's to a family member below market rent for the time being..

@Noe Arreola Stockton and Manteca are the cheaper of the three areas and even they still would take quite a bit of initial capital to get in the traditional way. But as Filipe said, if the numbers work then pull the trigger!

@Allan Pilapil nice, congrats!! What part of Stockton did you buy in? There's a great (zoom) meetup @Willie Marquez hosts for the Stockton area if you're interested. 

Second what @Wesley Owen said, again. My property is close to UOP so I targeted the student housing FB groups but there's a ton of demand for rentals still. You should be able to find a tenant from Facebook, Zillow, or Craigslist

@Allan Pilapil Congrats on getting pre-approved to purchase your first property! I would say buy now if there's a deal that works. Like @Wesley Owen mentioned, if you can afford the mortgage without rental income coming in and/or if you can live there for free then why not? I'd recommend at least starting to analyze properties and getting familiar with the neighborhoods in Stockton and Sacramento. Stockton has small pockets of good neighborhoods so you need to know the good areas from the bad or at least have an agent to help with that, which I'd be happy to help you with. For the most part, you can't go wrong buying in Lincoln USD. I'm a Realtor in Stockton, born and raised, and just moved back to the area last year and purchased a duplex so I am familiar with properties that have potential for a house hack.

@Catherine Emert gotcha, thanks for that insight! Do you hire a professional photographer for the still photos or are the photos generated by your Matterport camera sufficient for your listings? I’m wondering if this camera supplements or compliments your typical professional photographer.

@Catherine Emert that’s where I was going, thanks for your input! We’ve been thinking about buying a Matterport camera but are trying to determine if it’s worth the value. So if I understand you correctly, you guys just assumed the cost of the camera so you guys can provide more value to your clients but don’t upcharge for the service? From what I’ve read, Matterport charges $15 per floor plan so do you include that for your clients free of charge too or just provide your clients with what comes in the monthly subscription cost to you?
