I'm advertising on Craigslist, Bookoo, and AHRN. I actually don't have a Facebook anymore for personal reasons so I've been looking at other sources. I'm actually no longer in the area physically, so REIA's are a bit of a challenge now.

I've done comparisons for properties on Craigslist, Hotpads, Rentometer and previous history. Also, my Realtor feels like my rents are feasible.

Thank you for the encouragement and suggestions!  I advertise rate reductions with longer term leases, but you are correct that it's better to have someone paying a little less to find a tenant.

Hey BP! (Hope this is the right subforum)

So, I just picked up my second SFR and after occupying for the first few months and making some updates/repairs it's ready for my first tenant. My first property has now been vacant for almost four months and I am having a hard time finding someone to occupy. So, I'm currently sucking up two mortgages and am starting to dig in to personal savings in order to stay afloat.

Both properties are listed near the top of their market for rent because of their location and the included landscaper.  So, I'm curious if I'm just being impatient or if I may be doing something wrong.  I've advertised on two military only site and even Craigslist.  Any insight would be greatly appreciated!

Great information, everyone!  Thank you so much!  I had a good long talk with my Realtor and she gave me some of the same information and a great way to weed out people who just want an easy way to occupy a property versus those who are truly interested in a lease option.

@Jesse T.  Is that along the lines of seller financing until they can get to the point of refinancing out to a more commercial institution and if that's the case and something goes wrong, do I have to take foreclosure proceedings vs an eviction? Sorry if these are basic questions, again, never really considered selling so I have much to learn!

hiya BP.

So I've been scouring the forums for lease option information. I have two properties  currently and am n the process of finding new tenants as they are both vacant. I had someone email me about doing a lease with the option to buy a few days ago and it hasn't been something I've ever considered.

Little background on the property in question - it was my first primary residence and was purchased with VA financing. I have occupied the house for at least two of the last four years (it was built new in '11) and it also has rental history. It's in a great location, but my biggest problem is that the margins are so tight that it doesn't make me very much of a profit ( maybe $250/mo when occupied) I feel like of I could break even from a sale then I wouldn't be in a bad situation and it would clear up some financing abilities to but another property with better numbers since I've learned a lot more than I knew when I first bought.

So my question is, am I crazy for considering a lease option to get out from under a low performing property? If not, what do I need to start researching and doing to prepare for this situation? Any counsel would be much appreciated!

Hello all middle Georgians!

I've been meaning to do this for awhile, but I've only been back in the area for two months and it's been hectic! I'd like to plan a very social, and very relaxed meetup for local area investors and investor related folks to meet, hang out, swap stories/ideas, network, and overall just get to know the folks in and around your market! If anyone would be interested in something like this (I know there is an REIA in Macon I believe and up in Atlanta and I'm not trying to impede on your territory) please shoot me a message via e-mail, text/call, or even send me a Colleague Request and message on BP!

Now I know it's the holidays and everyone is very busy with family and making plans to travel or have visitors, but who doesn't love talking about real estate and growing a portfolio??  I'm sure a lot of folks work day jobs or may not have time during the week, so I'm looking at a tentative date of the 13th of December.  If I get an overwhelming amount of input for a weekday, it will most likely be that same week (Dec 8-12).

So, please, if you have any interest in something like this, let me know and we'll make it happen!

Welcome to lovely Warner Robins as well as the amazing Bigger Pockets community!  Be sure to read over the many guides available from the Learn tab at the top of the screen.  Between the articles, blogs, forum posts, guides, etc., there isn't a question that can't be answered in this community.  If there's something you're unsure of, by all means, ask.   There are no such things as stupid questions here since we're all learning and building together from every step of progression.

I've been in the middle GA area for almost six years as an active duty member myself. I'll be closing on my second SFR this week (finally!) If you'd like to meet up for lunch or something to discuss whatever topic, shoot me a PM, I love getting to know others who are interested in real estate. I believe there is an REIA that meets up in Macon, but I can't remember for sure, I've been down range for about a year.

Growing up in CA, there are certain parts that I wouldn't venture because of the violence that occured.  After moving to the south (GA) I have had my CCW for the past few years.  I'm also military and have been through some good courses through the military.  I carry anytime I'm not on base because you never know when something can happen.  I returned home from my first deployment in Afghanistan and drove through the gate to the guards armed up and suited up in their kit (out of the ordinary typically) so I asked him why.  He responded that there was a shooting at a gas station not more than a mile down the road.  I was safer in Afghanistan than I was in my own town.  Since I got my permit, my carry of choice was a Glock 26 with a mag grip extension (two fingers is just not comfortable on the grip).  Last year I upgraded to an M&P 9 Pro Series since I'd like to get into 3gun eventually.  Very comfortable and for such a large frame it's quite easy to conceal and control. 

TL;DR I carry an M&P9 when not in uniform, all for CCW with training

Shoot me a PM or e-mail with exactly what you're looking for if you can't find anything on the FilePlace.  I've got a basic calculator that I've built that helps me determin roughly my monthly/annual payments and income and is currently capped at 10 units.  I enjoy working with excel and would be happy to work with you on building something while I have some down time.
