@Drew Sygit yes he seems pretty desperate to stay. He also believes himself to be the expert since he was an engineer in the service.

I have just told a tenant that we are not renewing his lease which is up in 2 months, he is very upset. He then issued me a written request for necessary repairs. However the repairs he is asking for include hiring a structural engineer because he believes the foundation is crumbling. However, it is a 1" concrete facade on a Michigan basement that is beginning to show some age. We have explained this to him and he is not convinced. We have had the property inspected in June 2023 by the city for renewal of our rental certification and there were no issues found. Can a tenant deem something a necessary repair when it does not effect habitability and there is in fact no issue? My other concern is that he is claiming this to 1-stay in the house somehow or 2- withhold rent. We have been prompt on all maintenance requests made to this point. Anything I should be looking out for?
