Thank you for sharing your story. I completely agree with you on completely shutting the water off at the main and draining all the lines. Since the storm, we have taken pictures of the main water shut off at all the homes and created a quick How-To guide for all the properties to pull and email over if this were to happen ever again.  We have also been insulating all of the exterior pipes as a further preventative measure. 

I only had one pipe burst and it was a sprinkler system but did have the unfortunate timing of the furnace going out at another property. Overall, everyone is back up and running and we came out just under $3800 in repairs / preventative additions. Thankful to have that Cap Ex acct on standby.

Stewart Title is investor friendly. I have a few contacts there if interested. 
I also have a real estate lawyer in the Texas City area that will do transactions for a very reasonable price. They are my go-to for all owner finance deals we do.

I would highly suggest you speak to @Andrew Roth about the Texas markets. He recently visited each one to educate himself on the different areas and is now a wealth of knowledge.

I agree with @Mark Brown, in that you should underwrite as if it were taxed at market value. I have had the same experience and was glad I had accounted for the increase. 

One thing to note if you are planning BRRRR. The appraised value when you refi is not as accessible, thus in the past when I have refinanced, the taxes have remained at the purchased market value with standard increases and have not seen that large increase to the new market value. Another reason to BRRRR in my opinion

It’s in the new arts district. Sawyer Heights/Old 1st Ward. Purchased for 350k and it appraised for 425k when I refinanced in July due to the low interest rates.

Hi Landon,

Welcome to Houston!

I hope I am not overstepping but is there a specific reason you are choosing the museum district? There are a few neighborhoods inside the loop and just outside the loop that have been gentrifying quickly with the help of new businesses. With that gentrification, I think you could get the appreciation you are looking for, rather than an already established neighborhood. The museum district is great if you are needing to be close to the med center.
