I dont know about the Lake Conroe area but besides the summer rents in Galveston a great revenue stream in the off season is the winter transplants (Snow Birds) from up north on a monthly basis. I would recommend you reach out to a rental property management company in both areas and have them give you an idea of revenue and days occupied for a comparable property. There are a couple options available to you. The rental pool like Casa Del Mar has will manage it all for everyone in the pool and then divide the profit evenly. This approach can be beneficial for someone who wants a bare bones property with no updates to the unit(cheaper to own). If you prefer to have the property updated or customized you would spend extra money and see NO gain in profits because of the rental pool.
The second option is to use rental companies to manage your property. There are many out there but the 2 that come to mind are ABSea and Ryson in Galveston. These types of companies will manage your condo fully just like the pool will but you will be paid for your properties income. This way there is an incentive to update and keep your property nice.
SUMMARY-
Rental pool= less but more steady money
Individual rental co.= more money more fluctuation in amount.

Hi JN, I USED to be highly involved with seascape condos working for the rental company onsite ABSea in 2008 the one bedrooms properly setup and good location could get between high 20k to low 40k. I would call Kelsey at 4097401245 and ask him directly he is very nice to deal woth and he owns both the rental company onsitw as well as some condos there. Seascape is a great property! Good luck
