Can someone please explain how exactly the fee is received? Does it go on the hud closing form? Can you collect it upfront? When you sign the assignment of contract, do you give the investor a copy of the purchase contract and keep one for yourself? Thanks

Thanks for the reply Michael but that's not really what I'm looking for. What I need is a 1 or 2 page contract, in plain English, that has nothing but the bare minimum clauses needed and the necessary protections for the wholesaler. I've read about plenty of people using contracts like these but I'm still trying to get my hands on one!

I've tried doing searches for some contracts people use to do their wholesaling deals but I haven't really come up with anything. I was wondering if anyone wouldn't mind letting me see their 1 or 2 page purchase contract so that I have an idea of what I need to include in mine when I go to speak to my real estate attorney. I have a 2 page contract from some website but it doesn't have the escape clauses needed for wholesaling. If anyone could share please PM me or reply! Thanks in advance.

Welcome to the forums, Susan. You may have better luck finding people in your area to network with by posting in the other forum categories that are more specific to what you are looking for. For example, you can check out Rental Property Questions & Landlording Issues as well as the Real Estate Agent forum or Local Real Estate Networking forum. You should be able to find people in these forums who will be able to lead you in the right direction. You've made a great decision to become a part of BP and you will find more information than you ever hoped by reading through all the topics and articles available here.

Just wondering what types of neighborhoods are better than others for generating leads. If I were to go out placing bandit signs, what types of areas should I look for? Certain demographics? % Ownership? Certain price ranges? Older or newer? Where do most leads come from?
