Thanks All for the responses! That's what i want to hear. So from, low side im looking at about $10K and high side is $40K . My guess it will be somewhere in the middle.

I recently purchased a house in Indiana. 2 bed 1 bath about 1200 sq ft. Looks like it needs a decent amount of foundation work. Can anyone provide a estimate of what those cost are to fix the foundation? just want to get a general estimate to start budgeting. Anybody who can provide any advice on these repairs would be greatly appreciated.

Hey BP Fam, I just closed on my first SFR for long term Buy and Hold strategy. After the initial meeting with my PM, he provided the quote for the repairs below. Does this price seem accurate. It seems a little much for me for what they are doing, but i am still new to this. Let me know what you think.
This is for a SFR is Indianapolis, Indiana.
Front burners on stove don't work | 1.5 | Need replaced the burners and drip pans |
flooring needs evaluated in kitchen/bathroom- soft spots/slopes | 2. Bathroom need new vinyl floor and replaced the subfloor | |
Multiple kitchen cabinets broken | Need to replace 4 kitchen cabinet new countertop,new faucet | |
Mice | 4. Install bite traps even if the house hygiene conditions are so bad | |
Broken basement stairs | 5. Need adjust and repair two steps | |
Hinge on back bedroom door broken | 6. Need a new door and new lock bed room | |
Estimate $1750 and 32 hrs = $3830 |

Thanks @Alexander Murillo and @Thomas Corley . I have a call with my agent soon, I will go over some strategies with her if the seller wont come down on the purchase price.

Thanks all for the reply. Ill see if they want the counter at lower cost. If not, I can see what we can do about getting it re appraised. $5k is alot more doable then $10K.

Thanks for the reply Effram. Its an unfortunate situation. I cannot cover the difference in this case, so Im hoping they accept the counter at the lower offer. Thankfully there is a back out contingency. But, dang! I was really excited for this one.

Purchasing a SFH in Indiana for $75K, with conventional financing. However, the appraisal came back at $65 K. Asides from paying the difference on close date, what strategies can we do to not let this deal fall through?
This is my first investment property, any insight will be much appreciated.
