@Nick Shri I purchase from wholesalers in several states. Below is a recent example of a property in Central FL where I never purchased before. 

- Wholesaler emailed me property

- I ran my numbers for a (1) buy and re-list on MLS, and (2) buy, renovate, resale.

- Since I thought it was a deal, I reached out to a few local agents.  

- I selected an agent to work with and they walked the property and provided their analysis.

- I used their network (title company, contractors, etc)

- listed the property with them and now under contract with a buyer.

Now I have a team in place for more deals in this part of FL. We did the same thing in Casper WY earlier this year and now are BRRR a 12-unit apartment.

I educate wholesalers on my numbers. ARV, renovations, etc. as part of my neoglaciation process.

Please note the majority of wholesale deals these days are more retail buyer #'s and not deals for me. 

Me and my business partner invest in several states.  We use Zillow Solds and once we identified a potential deal we talk to local agents to validate our numbers.
