I am a new agent in NJ, best advice I can give is educate your self on inventory and host open house. Practice writing up offers so you feel comfortable going over it with clients. Take this time to find your niche, dont be a neighborhood specialist like everyone else. I recently saw an agent who is a bi level specialist and sure enough everyone in town with a bilevel lists with her. They are not million dollar homes but she is doing well over a million in sales each year.

Allow me to take this one step more...

What I notice in town A is very few apartment complexes, obviously bring down the amount of rentals in the area. Town B has way more apartment complexes throughout the town, guesstimate 6-7x as many units. I would be looking to purchase a single family house in town B. Would the apartment factor bring the appeal up of a single family home? My theory behind this is would you rather rent in apartment or a more spacious house?

When deciding to invest in a certain market what does it mean if there are a lot of rental units compared to not so many.

I.E.

Town A) 80% home owners 17% rental and 3% vacant

Town B) 50% home owners, 45% rental and 5% vacant

In your personal opinion (or if there is an actual theory behind this) looking at these numbers which town do you think would be a wiser investment location for rent and hold properties?

It is general to the all the facts posted on website. I would like to know if any can validate how accurate or inaccurate the website is. If you search a zip code it will provide common facts in the area I.E. crime, median house list & sale price, the % break down of rental and owner property, etc.

I stumbled across this Meridian Pacific properties and was wondering if anyone has done business with them and if they promise what they offer? It seems to good to be true. They guarantee a 1 year lease on your investment property and claim to have found hots spots that will show appreciation of 18% per year, all you have to do is purchase the property from them. From what I read they act as the property management company as well. I am interested to to here what the BP community thinks of Meridian Pacific Properties.

Great,my main goal would be to get feed back on certain areas but in regards to proper etiquette on BP what is best way to go about searching for a partner on a particular deal if it were to come up in the future? Is it considered solicitation if i offer a deal looking to partner up with local investor?

I am looking to reach out to investors in particular areas would I be able to do this with a Pro account? I understand the pro account allows me to see who is in my extended radius but I may need to search greater distances. Example I live in NJ and want to connect with an individual familiar with buy and hold rentals in Charlotte, NC.

Unfortunately I received my mortgage this past July, 2013. It sounds like the best way to remove it would be trying to make additional payments on my mortgage to get to the 80% mark and then refinance if rates justify a lower monthly payment.

I have the money to pay it down to 80% I just do not want to put it into my primary resident becuase ideally my goal for 2014 is to purchase my first inbvestment property. Is that a smart decision I am making?
