Does a 4 bed 1 bath go down in value because of the one bath? I have a property I am interested in and it is 4 bed 1 bath. adding an additional bath will be tough unless I remove a bed room. What do you think is better 4/1 or 3/2? I am looking to flip with a exit strategy of renting if need be.

I have found a property that can be flipped for a nice profit. My problem is getting the mortgage to purchase the property. My wife and I just purchased our first property in July because of this we do not have much equity in our property we live at. I have 20% to put down but that would leave me with little wiggle room to rehab property. I would likely need to bring another investor into the picture but does anyone have any suggestions on how I can get around this dilemma on my own? I guess the big question is is it possible to get a loan for less than 20% on a second property with the intentions of flipping?

I figured it may be safest to ask the question on biggerpockets first because my Broker of records may be more inclined to take a path that involves having my partner join the office I am in. There could be a bias towards pushing joining my office since it would be one more member on the team.

I am an NJ realtor and was wondering if it possible to have a partner in a different office but working for the same company? ex: I work in office "A" my partner works in office "B" we share each other sales how ever we decide. Is this illegal?

Engelo thank you! I am going to show this post to my friends who laughed at me for saying this. I completely agree with you. A matter of fact I tell my wife to do that same thing. She sells jewelry and I tell her she should wear a bright scarf and clients will never have trouble remembering who they worked with in the past.

I have been hosting open houses weekly. Most home seekers coming in will visit many open house during the day. My question is what are some good tips/ strategies to be the Realtor that stands out at the end of the day. How can I be the guy they remember? I want to create an edge so when I follow up with them they know who I am instantaneously.

I am a new RE agent and am looking to find the proper niche for me. My biggest interest is residential RE and I am working in an area I have lived in my entire life. My prior line of work consisted of working in the majority of schools in my area so I have an indepth knowledge of directions, locations, and quality of schools. With this being said I am gearing my niche towards being an expert of my area which to me would be extremely appealing to new home buyers moving to my location. Essentially I would like to focus on helping home buyers moving to my area for the first time purchase a home.

The two questions I have are:

1. Is this to vague or extremely common of a niche since most realtors should know the area they are working in extremely well?

2. what are some other niches and how did you come to the conclusion that you would specialize in that particular area of RE?
