Seems like tight margins and if you use property management or have to pay water/sewer garbage that is break even. Id shoot for rents closer to 2 percent of purchase price

Reach out to bank and see if you can get it in writing if they allow it. It is rare they will use the due on sale clause but working in banking I have seen it a few times and its sloppy.

Anybody have a hard money lender that I do the deal direct with the lender without having to pay an additional broker or origination fee?

I would get a contractor in place before you buy tonhelp you estimate costs. I wish I could suggest mine but everytime I do I end up having to find another
