Jay Hinrichs All true. I am just surprised that someone gave me the runaround knowing that I am an experienced investor. I put that I am new to the Novi area so I will probably remove that. I guess I shouldn't be complaining I've invested way more time in showing a house to completely unqualified tenants.

Still learning this system. I am hoping the app will get more functionality but would almost suggest doing a credit card verification for 1 dollar or something. More annoyed at just the waste of time as I caught it way before I invested anything but time

@Justin Windham In Michigan I think there is only 8 and with cell phones they all say local.

I really want to emphasize the three major markets but not sure if I want three websites targeting each so am going to just hit the entire state as majority of population is in those three markets. Not sure if you have an alternative way. I guess I could buy all three domains and have them forward to one site. What do you think?

I have this conversation every year with my accountant and my lawyer.  I have found its best to just hold in personal name as accounting does not care, as long as I expense is properly and separate from my personal funds.  So for example I have a personal loan but I pay it out of my business account.  Then I insure it properly.  Lastly, I started doing this with all of my crews but each person on site must sign a hold harmless agreement that they are responsible for insuring their own bodily harm and are responsibly for caring their own insurance.  That seems to be the best medium.  Outside of that if it is a renter, then insurance policy should cover it so you are covered on all ends.

I am launching an i buy house website this month, with the add-on value that we can also list the home for the seller if we can't buy it.  Was wondering if any of you have tips I may not have heard on a podcast.  I am kind of pondering whether to do VM or direct to cell phone via Google Voice (I'll take suggestions on another service like Cricket) and also whether to have a 1800 number or local number.  I am actually targeting the majority of the state as I am familiar with investing in the three major markets so that is part of my consideration for having a 1800 number.

If you don't have one, start one!  I'm in Novi so kind of in both markets and seem to be investing mostly south of where I am at.

@Robert Wel  Not for an someone that is not familiar with market. And if you are I'd be in Detroit area not Detroit.  If you know the market well, then have at it because there is alot of money to be made.  Especially with people like Brandon Turner bashing the city

I am finding that a good amount of people I am dealing with on Bigger Pockets are scammers.   Not sure if this is a common occurence for most or just me because I am new to BP and new to the area I live although not new to real estate investing.  My wife is a real estate agent and just had a member claim he was an agent where he said he was not and mistyped it and then went from saying he was wholesaling a deal to selling the house then got mad when I asked him questions to clarify what was going on with the deal and last week I believe I had a similar situation.  I love the podcasts but not finding quality people to work with on the website always.  Is there a way to report these scammers?
