I noticed something odd during my research near the 610 for buy and holds. Older remodel homes are in the $150k to $175k range. Combine that with the logistics, time, and headache that comes with remodeling and a couple of months later youre ready to rent. At that point you would cash out refinance. Then I noticed something else. In Greater Fifth Ward and Sunny Side you can get NEW homes for around $200k! That means that those old houses would be using those comps. So there isnt that much equity unless you got a really good deal.I would rather buy new. Less maintenance issues. Immediate rentability. No logistics issues with contractors. Two issues here... How good the builders are and the major issue... Scalability. There is no way to get cash back to buy the next home.

I have found a new construction home for $165k. How can you BRRRR an new construction home? The only thing that comes to mind is add a room but it doesnt seem like much. I need my money back to buy the next home.

Previous experience. $10k bathrooms $20k kitchen. $8k floors. I use these numbers as an average base. I did what Kerry was doing for years so that works too but it can be time consuming if youre really busy. It does normally save you money.

I dont bring the contractor in until I have a property under contract. I have a good idea of what it will cost. He confirms that. The inspection will also be very important.

But can you teach me how to do the perfect duck dive? Just finished a flip the last couple of weeks and its on the market. I'm not holding for the moment with COVID but keep looking for multi unit properties. Ninja Warrior must have been fun!

The stock market is in freefall... Much like Sept.11, People stopped flying, tourism tumbled, Corporate Welfare bailouts, trickle down to car rental, hotels, vacation rental, ect...  Layoffs and debt. Then real estate. We will see how far it goes but this has really only just begun.
